How it works

How Kora coordinates maintenance for you

Overview

What Kora does

Kora is an AI maintenance coordinator for residential property managers. It handles the back-and-forth of every repair request by text: talking to the tenant, getting the right vendor, booking a time, following up, and checking the work.

You stay in charge of the decisions that matter. Kora comes to you when a quote is over your not-to-exceed limit, when something is a real emergency, or when a job needs your review. Everything else runs on its own, 24 hours a day.

Walkthrough

A repair, step by step

  1. 1

    The tenant texts

A tenant texts your Kora number: "the kitchen sink is leaking." Kora replies within seconds, day or night.

  2. 2

    Kora asks what matters

Kora asks only the questions that change what happens next, like whether water is near anything electrical and when someone can get in. Real hazards are flagged to you right away.

  3. 3

The right vendor gets the job

Kora picks vendors from your own list for that trade and texts them the job: the address, what is wrong, how urgent it is, and your not-to-exceed amount. If a vendor goes quiet, Kora follows up, and if nobody takes the job it comes to you.

  4. 4

    A time gets agreed

Kora works out a time that fits the tenant and the vendor and confirms it with both. If the vendor proposes a time outside the tenant's window, Kora negotiates instead of guessing.

  5. 5

    The work is checked

The vendor texts ARRIVED when on site and DONE when finished, along with a photo. Kora checks the photo shows the completed repair and asks the tenant to confirm everything looks good.

  6. 6

    You get the result

If the vendor includes their invoice, Kora reads the total and texts it to you, flagged if it is over your not-to-exceed amount or the quote you approved. The full conversation and timeline are saved with the work order.

Your rules

What you control

  • •Your vendors. Kora only sends work to vendors on your list, matched by trade.
  • •Your not-to-exceed limit (NTE). Every vendor sees it with the job. Any quote above it comes to you by text, and work waits for your approval.
  • •Your escalations. Emergencies, disputes, and anything Kora can't finish land in your review queue and on your phone.
  • •A way out. Automation can be paused for your account at any time, and requests come straight to you.

What tenants and vendors experience

Tenants text one number, the same way they would text you. They get a reply right away, a confirmed appointment time, a heads-up when the tech arrives, and a check-in when the work is done.

Vendors don't sign up for anything. They get a text with the job details and your not-to-exceed amount, reply to accept and pick a time, and text a photo when they're finished.

Your paper trail

Records and invoices

Every work order keeps the full text conversation with the tenant and each vendor, plus a timestamped timeline: when the request came in, who was contacted, when the visit was booked, when the vendor arrived, and how the work was verified. It's the answer when an owner asks what happened, or a tenant says nobody responded.

When a vendor texts their invoice, Kora reads the total and sends it to you. You pay vendors the way you do today; Kora never touches your trust account.
